Light the carved pumpkins and pass out treats!

The cold weather and wet leaves on the ground mean it’s time for Halloween in Northeastern Indiana. You will find the schedule of dates and times for local trick or treating below and here are some tips for keeping everyone safe this Halloween. Some local towns and churches have also scheduled costume parades, fall festivals, and trunk or treating. If you know of a local event that isn’t included, feel free to add it in a comment. I will update the list and include the event in next year’s list.

The Town of LaGrange has a celebration from 3-5 on October 30 at Town Hall/Fire Department with candy and prizes for costumes

The Home Buying Process Has Changed

I recently helped a young couple buy their first home. After months of looking, and an offer that went nowhere, they found a home they liked AND we got an accepted offer. The house was a short sale (this means the seller owes more on the mortgage than the house is selling for). I told the buyers before we made the offer, short sale doesn’t mean the process is short. It will be LONG. It will be frustrating. But, the payoff is you will get a nice home at a great price!

Because the buyers were tech savvy, the search process was much different than it used to be. We met and talked about what they wanted. I sent them listings via email and he pulled them up on his iPHONE. When they found homes they wanted to see, I had them drive by first because the online pictures are taken to present a property at its best. In addition to seeing what the home REALLY looks like, the drive by showed them the neighborhood and the neighbors (do they take care of their place, is it next to a store, cemetery or factory?). This shortened the list and we spent many days, for months, looking at homes. They were discouraged when so many didn’t look nearly as nice in person as they did online. And they sure didn’t like agents who post one photo or don’t bother with interior shots. But, they didn’t give up and neither did I. Continue reading →

Buying a Waterfront Lake Home or Lake Cottage: lake front, channel front, lake access, deeded access, recorded easement. What?

Most of the buyers I meet who come to me looking for a place on the lake have an idea of what they want. In their minds this means the home or cottage sits at the waterfront. They want a nice beach for swimming and a place to dock their boat. They also have a price range in mind. After looking at listings (often for months) online, many of them have already decided if they want to be on a lake that is all sports (speedboats, skiing, jet skis, etc.) or if they want a nice quiet fishing lake.

Our first conversation, either on the phone or online, is usually when they will realize that the places they saw online aren’t exactly what they thought. While searching on Realtor.com, Zillow, Trulia, or even our MLS, they find waterfront places in different price ranges and think the price reflects the type of lake, quality of the lake, or condition of the property. While all of these things are true, another important factor in pricing is the degree of ownership or access to the lake. Continue reading →

This quaint little fieldstone cottage is one of the few left on the lake. It’s perfect for spending weekends or summers on Adams Lake, a speedboat (skiing) lake. It has a nice sandy swimming beach near the sandbar. Spend your day on the water fishing, skiing, tubing, or floating on a raft. Boat across the lake to Adams Lake Pub for dinner or build a campfire and roast hotdogs and marshmallows. This lake has a 10mph speed limit from after 6pm to 10am so you can enjoy some quiet time lakeside, or on the lake for some fishing or kayaking.
